Turtle Creek Cameron McKendry | “The largest detractor from our performance this year is Colliers, a relatively newer holding given we first established the position five years ago. It's a great example of the P/E multiple compression experienced by many of our companies, despite their growing earnings. Colliers is a global leader in professional services, operating through three divisions: commercial real estate, engineering and investment management. As with many of our portfolio companies, Colliers is founder-led, has a long history of accretive acquisitions and we believe has a long runway of significant growth ahead. Having reached an all-time high of nearly $240 per share in the fall of 2025, Colliers has been caught up in the AI disruption trade whereby numerous industries have suffered indiscriminate price declines because they are thought to be negatively impacted by the force of artificial intelligence. Colliers' share price declined to the $200 level by the end of 2025 and then fell further in 2026 to a low of $130 (where it sits today). While AI will undoubtedly transform many of the company's business processes, we do not think any of its divisions will be negatively disrupted. Brokers are still going to meet with clients to discuss their office space needs, and we're still going to need human engineers to visit buildings, infrastructure projects and construction sites to ensure adherence to design standards. Rather than being negatively impacted, we believe Colliers will reap benefits from deploying AI. Accordingly, it is our view that the market's concerns will be transitory. And even though Mr. Hennick already owns over 12% of the company, he recently put his money where his mouth is and purchased over $55 million of stock on the open market because he believes the same thing we do – this company is severely undervalued. At $240 last fall, Colliers was a below average weight in our portfolio.
